Beat the Rate, Buy the Home: Ease In with a Temporary Buydown

A Temporary Interest Rate Buydown is a powerful way to make homeownership more affordable in the early years of your mortgage. It works by lowering your interest rate and monthly payments for a set period — often up to three years — easing the financial pressure as you settle into your new home.

Here’s how it works: a lump sum is deposited into a special buydown account at closing. Those funds are then applied each month to reduce your mortgage payment. Over time, your interest rate and payments step up gradually until they reach the permanent level agreed upon in your loan.

The funds for a buydown can come from different sources, such as the seller of the property, or other interested parties, making it a flexible tool that can open doors for buyers in today’s market.
